The Charlotte real estate market remains stronger than other cities featured in the national media on a regular basis. Existing home sales continue to stimulate the real estate market while new home construction is abundant. It's a great time to buy a new home as there are more than 40,000 homes for sale currently in the Charlotte area so buyers have a wide selection to choose from.
What does that mean for sellers? It is competitive but homes are selling. How? Two necessities: Make your home memorable and EXPOSURE, EXPOSURE, EXPOSURE. Your listing broker should give you advice on small things you can do to present your home as favorably as possible so it makes a favorable impression on potential buyers. Secondly, your real estate broker should market your home in a variety of ways (multiple internet sites, broker-to-broker, print, etc) to attract the highest number of qualified buyers.

Are you relocating to the Charlotte area? Welcome! Charlotte has become a diverse community with residents from all over the country. Three hours to the east is the Atlantic Ocean. Two hours to the west are the Blue Ridge Mountains. There are four distinct seasons, with beautiful spring weather and crisp, picturesque autumns. Winters are usually mild, with occassional very cold exceptions, with a little snow and ice. Summers get hot, but central air-conditioning is standard everywhere.
Understanding Agency Relationships
When real estate brokers or agents work with sellers and buyers, "agency" relationships are established. As you start working with a real estate professional, please ask for a clear explanation of the current agency laws in your state, so that you understand these important issues.
There are three kinds of agency relationships in North Carolina:
Buyer’s Agent:
A "buyer’s agent" represents the buyer during the home buying process. The buyer’s real estate broker (agent) has a fiduciary responsibility to represent the buyer’s best interests including reasonable care, loyalty, disclosure and confidentiality throughout the real estate transaction.
Seller’s Agent:
A "seller’s agent" represents the interests of the seller and has a fiduciary responsibility of reasonable care, loyalty, confidentiality and disclosure to the seller. A seller’s real estate broker (agent) works to assist the seller in locating a buyer and in negotiating a transaction suitable to the seller’s specific needs.
Disclosed Dual Agent:
A "disclosed dual agent" represents the interests of both the seller and the buyer, during the same transaction. A dual agent has responsibilities to both seller and buyer and must act in the best interests of both parties while maintaing reasonable care and confidentiality of sensitive information and disclosing material facts about the property.
